Guildwood Retirement Residence
Senior Living & Wellness Environments
Seamlessly woven into the fabric of Guildwood Village, Chartwell Guildwood Residence harmonizes with its surroundings through thoughtful materiality, colors inspired by the neighborhood and Guildwood Park, and an inviting courtyard that fosters community interaction. The design blends biophilic principles with mid-century modern aesthetics, creating light-filled, nature-connected spaces enriched with natural wood, green living walls, and expansive windows. Inside, residents experience a balance of tranquility and vitality, with amenities including a heated indoor pool, a holistic fitness studio, a state-of-the-art movie theatre, and a rooftop lounge offering panoramic views of Lake Ontario. Reflecting the area’s rich artistic heritage, the residence incorporates artisan-inspired decor and a cultural activity calendar that honors Guildwood Village’s legacy as one of Canada’s original artists’ communities. This commitment to human-centric, thoughtful design was recognized internationally, earning third place in Senior’s Housing News’ Best New International Seniors Development (2023) for the Guildwood Retirement Residence.

Queen Street Redevelopment
Community Master Planning & Urban Design;
Multi-unit Residential
This master plan envisions a dynamic, mixed-use community in the heart of historic Streetsville, Mississauga. The proposal introduces a mix of new tall mid-rise and short tower buildings, adding approximately 2,000 residential units while seamlessly integrating existing commercial uses into the newly built form. Located within 800 meters of a GO Station, the development includes a new public square and multiple green spaces while emphasizing transit-oriented growth, fostering a walkable, vibrant urban environment that respects the village’s character while supporting sustainable density and community connectivity.

IUOE Banquet Hall Redevelopment

Office Training
In 2004, IUOE Local 793, the Canadian Union of Crane Operators, commissioned the design of their new Training Facility and National Headquarters. In 2009, a second standalone two-storey training building was added. In 2017, the Banquet Hall and Training Facility underwent further expansion to accommodate the union’s centennial celebration, providing space for 1,000 members for dinner and dancing while connecting the two pre-existing buildings.
In contrast to the original building, which was inspired by natural movements, the Banquet Hall expansion was designed to reflect the precise, mechanical motion of cranes. A new Banquet Hall entrance featuring a striking double-height glass façade draws visitors inside, while the extended footprint establishes a distinct and purposeful presence. This expansion carefully integrates with the original design, creating a cohesive campus that respects and enhances the existing architectural vision. Comprehensive services included design, contract documentation and administration, and interior design.

Westview Condos
Multi-unit residential
This boutique five-storey luxury adult-focused condominium aimed to blend contemporary elegance with functional living seamlessly. Completed in December 2021, the building offers 42 thoughtfully designed one- to three-bedroom suites, each featuring a large private balcony. The building amenities were curated for comfort and social engagement, including a large rooftop outdoor patio with a BBQ area and an inviting adjoining indoor lounge. This development is rooted in the client’s vision of quality and comfort and prioritizes livability while enhancing the surrounding urban fabric.

The Seasons on Little Lake

“The Seasons on Little Lake” community is designed to provide more then 1,600 residential units on over 100 hectares of land in Midland, Ontario. With features such as robust building envelopes designed to withstand the climatic demands of the region, along with the use of ground-oriented, single-story units to support aging in place, this development prioritizes both resilience and accessibility. A direct connection to a well-planned outdoor path system links residents to nearby parks and the lakefront, encouraging a strong relationship with nature and promoting active lifestyles. These elements are thoughtfully integrated into a sustainable, wellness-focused community that balances environmental sustainability with enhanced quality of life.

Streetsville Village Hall
Heritage Restoration;
Sustainable & Resilient Design
Matthew Cunningham and his brother William operated this tinsmith shop from 1853 until 1895 in the early settlement days of Streetsville. From 1895 to 1975 the building functioned as a Public Library as bequeathed by the Cunningham’s estate. From 1975 to 2010 the building housed various local community groups including the scouts and lawn bowling club. Completed while at Michael Spaziani Architect Inc, the City of Mississauga, retained in MSAi in 2009 to create plans for the restoration of the building for the offices for the Streetsville BIA. The renovated building restored the original storefront that had been insensitively altered in 1928. In 2011 Heritage Mississauga honoured the restored building with their Award of Excellence.

Principal, The Office for Architecture & Urban Design
Jason is the principal and founder of OAUD – Office for Architecture and Urban Design Inc., bringing over 20 years of experience in architecture, urban design, and sustainable development. He is a Licenced Architect with the Ontario Association of Architects (OAA) and holds a Master’s degree from Boston Architecture College, graduating with distinction, is a member of the Royal Architectural Institute of Canada (RAIC) as well as a LEED Accredited Professional (LEED AP), and is currently a member of the Mississauga Heritage Advisory Committee.
